Hi all and thanks for the replies to my previous Greentree post.
I actually got a contract signed to purchase a 1999 Patriot in fairly decent conditon for $2500 from Greentree. Your suggestions on getting into the home for preview worked well. (Screwdriver)
My questions are: How have you financed more expensive homes that don’t fall under the typical lonnie deal prices? Seems this home should be able to sell for around 12-15K with minimal fixup. Aside from conventional financing, do you still do 200 month after downpay for considerably longer than a Lonnie deal? Have you seen longer turnover times for homes in this price range? different marketing techniques?
Also, being my second deal and I’ve never done this, what are some things to look out for bringing a home OUT of winterization? Your input would be greatly appreciated.
I actually got sent the repo list for OH so if anyone wants a copy I’ll be glad to email it. It’s in Excel format. The only thing I ask is if someone could print out a copy and fax it to me (FAX 440-647-0219). Of all the junk on my puter, Excel isn’t inlcluded.
As far as Greentree is concerned, the contract has been signed and I paid what they were asking because it seems like a good (great?) deal. Maybe my fax to Mr. Schroeder saying I’d fly down on specific dates to meet with him did the trick but somehow I got through. The legwork was all mine as far as finding home info, back taxes owed, utilities owed, as Greentree gave me NOTHING except the price of $2500 and never budged on price (first 2 offers).
We’ll see how it goes…thanks to everyone again.
