On the few that I sell, I follow the same lines as Steve-WA. I take the market rent for the area and minus lot rent and minus escrowed taxes & insurance. That gives me the payment. Then I calculate the number of months based on the selling price.

I find that when setting a payment, I ask what they are currently paying for rent, or if they were to rent, what would be the most they could comfortably afford? Just today I talked with a lady who wants a 2/2 I’m taking back at the end of the month (she’ll be the third note sale on this particular MH: first for 16.5, 2nd for 15, now the 3rd for 20). She says she could do 700, 750 max . . . so I just figure on 750, minus the lot rent of 395, leaves me a payment of 355. She’s cool with that; says that I made her the happiest woman in the state of WA . . . and 355 sure beats 200! Last home I sold they offered 500/mo over lot rent, but less 25 for insurance monthly = $475 monthly! And the one before that says 550 over the 300 lot rent (-25 for ins)! Sheesh, where did this come from? So three houses nets me 355 + 475 + 525 = 1355 monthly cashflow for at least three years - as the wise man says, good 'nuf.
