Hi. I have just seen Mr. Sheet’s infomercial 2 nights ago. I taped it so that what he and others were saying could really sink in over and over again. It seems to me all that is needed to succeed with this is understanding, perserverance, dedication, and a strong will to succeed. I am far, far from being financially well off, or even established in a career for that fact. But, I’m not hard up to get quick cash or get to
rich quick. I have always been interested in investing in real estate, but didn’t have the knowledge to follow through with the types of questions to ask, or whom to ask them to. After listing to Mr. Sheet’s program, I feel he may have the answers for me. Before I invest in this program, however, I would like to get some info and /or advise from someone, if possible. You see, as of this moment, I am working through a Temporary Staffing Service, so work is stop and go at times, until I find permanent work. And aside from my debt being approximately near $60,000 (student loan, car, that sort of stuff), my credit history is great. So,I ask you, would I be wise to invest in this program
now, or should I wait until I find a more permanent job? I would like some honest advice, please. Could I really make this work without steady income? I would hate to buy the program and just sit on it. But I don’t
want to move too fast with this, getting heavily involved in real estate investing, but not have anything solid (career wise) to fall back on should a business transaction go wrong. I do hate to ramble on like this, but I do hope you understand where I am coming from, and give me your most sound advice. It would be greatly appreciated. I hope to hear from you soon. Thanks again.

I truly enjoyed the Carleton Sheets program. It it great for keeper houses. There are ideas for just about any situation, and lots of forms and a workbook to get you started - with a planner. If you need to get organized, this will do it for you.
The one thing that I found was missing (and I’m working my way through it again) was the “flip” aspect. Go to the other board and read the real estate articles for this information.
The best time to start is always NOW. If you don’t do it now, you will put it off. You can devote as much or as little time as you need for any situation in your life, just keep moving forward. If you start now, the ONLY reason you will have to kick yourself is that you didn’t start sooner - I know I do.

The Sheets program is a fantastic introduction to the world of creative RE investing. In my opinion you’re hard pressed to spend $179 more wisely. With your current employment status, you are perfectly poised to take the course (allow 1-2 hrs. a day for 1-2 weeks) and immediately begin applying what you’ve learned. Do you know how many part time investors would kill for some down time to devote to RE? A temp job seems well suited for this because of the down time between jobs. If you wait tuntil you have full time employment, you’ll find it more challenging to devote the necessary time. So start now and keep coming back here if you have questions or need advice on how to work deals.

I say go for it. There really isn’t any reason to wait. Today is the day. Seize the day. And so on. If you think Carleton Sheets is the way for you, great. There are also other programs that will work… if and only if YOU WORK THEM.

Sheets program is designed for the beginner who has little income or credit history. In addition to it I would reccommend reading Rich Dad Poor Dad, the Cash Flow Quadrant, the Millionaire Next Door, and the Richest Man in Babylon. Those books may open your eyes about the world of finance and money.

Flipping a contract…you have 30 days to deciede what to do that is the option…as i understand…i dont know for sure…i ordered the course 9/10/99…but that is what i understand from already from owning different properties…without the help of Carlton Sheets…some common brains here might be of help to you…but then agian…i was a Montana native…born with it…TA-TA

Hello, I stumbled across your messages. I have been an owner of Carlton Sheets program for about 4 years now…no confidence and fear were the 2 dominating forces that held me back for 3 years. In aug of 98’ I purchased my first Home. In Sept. 99’ i am getting into my second home…both are rentals…both are HUD’s…I was wondering how does anyone deal with the “NO’s” of a seller. I would encourage you to purchase only if you have the “GUTS”. I purchased the course 2 1/2 years ago and purchased my “DREAM” home. If you are willing to go out and get regected on most of your offers, you’ll purchase all the real estate you can find. Just follow the guidelines to the letter. I still don’t have the guts to purchase investment property, but I’m getting closer. I have found a lender that will give a loan with 10%. This after a forlosure and bankruptcy just 7 years ago. If you don’t have the money to put out at closing, have in the contract that the seller will pay the buyer 15% at closing as a redecorating allowance. This will give you the 10% you need plus some cash back at closing. Or go for a 20% allowance at closing. It may take you a little longer to find but beleive me, there are sellers that need to get rid of they’ye home even worse then you want to but it. Just concentrate on vacant houses. Most of these sellers are paying two mrtgage payments and are praying for someone like you to take this “allegator” off they’re hands. Don’t let the non-beleivers talk you out of it. They’re the same ones that will retire broke and wishing they had the guts to do what you are thinking of doing. And remember, this comes from someone who hasn’t even invested in investment proprty yet. I’m looking for my first as we speak. You should be doing the same thing. I have had the course for about 8 months. Didn’t immediately start offers; I diligently read the entire course (actually listened to CD’s) to and from work. Upon completion I made a draft calendar for searching papers, looking at properties and making offers.
I started following the calendar and within 2 months was able to buy first property (4plex) rental, did have to use some cash but used 2nd mortgage for 20% and 1st for 75% with about 5% down.
Good cash flow, I am managing property. Also recently bought 2nd property ($36k) for rehab ($3k) and resale with small down, 1yr financed including small fixup amount. I have a buyer ($49k) that should recognize me approx $8k gain.

I think the program is possible but only with a lot of hard work. We just purcahsed our first rental home-no money down. The rent will pay for mortgage, taxes, insurance with alittle left for repairs,etc. Don’t expect to get rich over night though.
