I am extremely skeptical yet it sounds like you believe in the product or shall I say philosophy. I have been searching for some reasonable rental property/land yet was wondering if: Realistically can a family maintain a healthy income buying and selling property? If so, must I attend classes or can I educate myself along the way?

Thank you for your notice about Carlton Sheets. I bought a similar course a few years ago from Dave del Dotto. I bought the course because I believe you can save a lot of money by buying foreclosures. I say that despite having number of coworkers who have bought brand new houses and paid retail. I am looking forward to seeing their faces when they find out about the amount of money I’ve saved.
Please let me know the steps you used on your first transaction. Perhaps they will help me purchase my first home.
No offense dude, but I wouldn’t be giving out advice on investing if you haven’t done any of your own. Carleton Sheets is a program for people with little money and little credit, not for people who can get 10% down bank loans. 10% loans are a dime a dozen. The last rental I bought was 10% down with seller financing and NO CREDIT CHECK. I just borrowed the 10% from another investor as a 2nd mortgage (I bought at below FMV) and presto just like CS talks about no money down. I don’t think you fully understand what CS is all about.
I am happy for your dream home acquistion, but don’t give advice unless you have actually done it.
Rob: NO CREDIT CHECK? How is that possible? I have just purchased the program and have been doing alot of research on the CS program. I have been reading as many as the message boards as possible to hear what others are saying. I have also read articlces from such authors as Matt Gagnon and John T. Reed. I have to say they are not one of CS’s fans; although, it could be because they are out trying to market their techniques. However, I am concerned about how this program is going to work for someone with a CREDIT rating as negative as mine. Do you have any advice or experience with the CREDIT issue?
Yo Rob. Sorry I didn’t go into detail about my first purchase. That wasn’t the point i was trying to make. I was trying to convince them it is worth giving a try. My dream home was purchased with nothing down using an allowance from the seller at closing. However, I am very interested in some of your experiences and do not take offense to your respone at all. What you said is VERY TRUE. To many people out there are trying to GIVE advice without ever RECEIVING it.I would like to learn more about your deals and would look forward to the oportunity to learn some of your creative finance techniques as I certainly don’t know that much and am the first to admit there are so many ways to invest in R.E., I am always looking for advice. I was just trying to encourage this person to follow there dreams.

Carlton Sheets students prove to me he is legitimate?
I purchased this program 7 years ago… 7 long years ago, and I would like to try it out. Only can you explain to me. When an owner with lease option or
owner financing lets you buy this way. How do you get
around the fact that he will not let you put a renter
in the house. You can only purchase it if you are yourself going to live in it… I sold on a contract once and would not let the other guy who bought it put renters in it. I did not think about this program at the time and wish I had kept my propery to
rent myself. Please let me know your answer to this
seeing as though you have actually used the program.
Please encourage me with other triumphs that you may have had. I just lost my job and my husband and I really want to try this.
