Would this deal be worth considering? - Posted by Phong

Conventional financing would cost around $3,500. I’d like to be able to sell it within 2 months after purchasing it to reduce the holding costs. I might do FSBO using the NODISCOUNT system at nodiscount.com.

I would pass on this deal unless the terms were great, but that’s just me.

What are you holding costs, expected holding time, cost of financing, how are you selling. I like the deal myself (but I am a newbie so, what do I know).

Asking Price 143K
Rehab Costs 5k
Selling/Holding ??
Total ??

Comps minus 20% = 166.6K minus Total Investment = profit
