Working with Investors on Design & Permit Plans Happy to Share What’s Working

I’ve been browsing the forum for a while and just wanted to officially introduce myself.

I work with real estate investors across the U.S. mostly on the design and permit side of things. A lot of my recent work has been around creating architectural drawings for ADUs, value-add rehabs, flips, and small multifamily projects that need city-approved plans before construction.

What I’ve noticed is that every city has its own little challenges whether it’s setbacks, height restrictions, or MEP details. I’ve had some success helping investors navigate those and get things approved faster with clear, accurate drawing sets.

Not here to sell anything just hoping to be a helpful part of the community and connect with folks doing real projects. If you ever get stuck with a layout or need a second eye on a plan, feel free to drop a message or share your situation here happy to offer insight where I can.

Also curious how are most of you handling permits in your area? Do you have a drafter or architect on standby, or do you work project-by-project?
