Not sure about your state, but in my state this sale is tax exempt.

Let say I’m the owner of a note and I’m foreclosing on the property. This property is in Washington State by the way. If nobody bids at the auction, then the trustee would give me the deed. Well, who’s going to pay for the transfer tax when this deed is recorded?

Auction properties in Wa are exempt from transfer tax.
