It really depends on the type of investor.
Personally, I would like to at least $10,000 equity in the house before I even consider it.

However, if there is nothing that needs to be done, you may find and investor willing to look into it seriously.

Only 10% equity, not really an eye catcher. May get more calls from owner occupants than investors.
Where to find them? List it in the largest news paper in your area.

I’m a realtor. I know that a home that is currently able to purchased for about 10% below asking/list/comps that will probably be available tomorrow. It’s a mint home in a very good neighborhood in a great location in the neighborhood (mid-block, mid-neighborhood). Is that too small a spread to be worth an investor’s interest? What recommendation does anyone have for finding investors in my area (Long Island/Nassau County, NY). Thanks!
