I think if you put “online comps” into the search engine at the top of this main board of the CREONLINE.COM website, you will find a lot of earlier responses to the same question.

Not as good as some sources, but seemingly available everywhere is www.realtor.com website. This is only properties for sale in the MLS, not solds. However, if you are working an area, you could print them out and call the agents in a few months to find out for what they sold, if you need to have “real” comps.

Meanwhile, the “asking price” comps are generally pretty good.

Another newbie question. Thanks to all for your patience with my incompetence during the learning curve.

When I am working with a motivated seller what is the best way for me to establish market value for any given property (understanding that the answer can be subjective). At this early stage in the game, I do not have the cash to access the MLS. (or do I need cash) I do understand how the comps process works. Does anyone out there have a system that is easily transferable to any area of the country? I am doing business in OKLA. and Colorado.
