The easiest? Perhaps the ‘easiest’ way to lose your money if you don’t know what you’re doing. I’ve always seen rehabs as a hard way to enter the biz. I entered this way and actually lost money on a couple of rehabs. It’s not for the faint hearted as there are many issues a rehabber has to deal with: contractors, sellers, buyers, city inspectors, and the list goes on. Handle these people incorrectly and you could end up losing a good chunk of change. However, buy the property at a good price and the project will be very forgiving of your mistakes.
I think the best way to enter the biz is via flips. You will meet a good number of rehabbers who might share their knowledge with you.
You can get rehab money from a number of sources, depending on your rehab experience. Try hard money lenders or investors/partners for starters.
I think I want to start out in Rehabs. That seems to be the easiest. I buy a property below market value fix it up and then sell it at market value. Can I also rent it out? I want to do this with little to none of my own money, so where do I get the money to but the house and to do the rehab work? Secondly I am just trying to start out I have been comming back and forth to this site for a year reading and asking questions but I have yet to do anything. I took my Real Estate classes at Community College, and I have passed half of the test so far. Should I continue to get my license will this help me? Any comments are appreciated. I understand that no one can actually sit here and mentor me but I want to make sure I understand what I am doing before I lose my money or someone elses.
