What state are you in? I purchased mine from a real estate attorney who actually does investing. Check with your local investment clubs.

Where do I get a Wrap Mortgage Contract?
Do I just use a standard mortgage contract along with a wrap mortgage rider?
Also would I record a deed or contract for deed in this transaction?
This is on a property that I took Sub2 in a land trust.
I sold this property to a tenant/buyer on a lease/purchase but the bank doesn’t want to count her option fee as her downpayment. There is no way that she can come up with a downpayment now. I have been told that if she is on title then she can be refinanced.
