Actually, I believe it shows the net proceeds the seller will receive after the lender is paid, just like a HUD-1.

In an article on the basics of a short sale, it says to send “a net sheet” to the bank. It goes on to say that a title company will help with this.
What is a net sheet?

A net sheet lists the offer on the house less all closing costs and shows the net proceeds the lender will receive.
