Hal, start by searching on www.mobilehomeparkstore.com and www.loopnet.com
I live in central GA (Macon) and keep my eye on parks that come up for sale within a 100 miles or so. I’ve owned (actually controlled would be a better term) 3 MHPs in the past 4 years and they have worked out very well.
It’s definitely a sellers market on MHPs right now. You may have to go the non traditional route of just stopping in parks and asking the owner if they contemplated selling in the near future.
