NADA for standard construction is 7600. I usually get 9500 for this type of home, but it depends on your market. Try 9500 and if everyone walks away, then you are too high. The price is usually the last thing they worry about. Its the payment amount that makes or breaks the deal.
I just bought a '95 Mitsubishi 3000 GT SL because the payment was only $250 per month. I would NEVER pay the 12,000 price tag, but my thought was its only one mobile home payment. The MOST I have ever payed for a car before that was $3500 and I did that kicking and screaming (it was my wife’s car) Its flawed logic, I know. But its the reality of the buyer’s mind. Plus I deserve it after mucking out all those nasty homes. (at least that’s how I justify it).

also depends on the park, the size of the lot, (although these are not what I am selling, it adds/detracts to/from the appeal of the home.)
Knowing nothing, I will tell you what I would sell it for.
Lowest acceptable payment of $200, 13%-15% depending on my risk, min $500 down, for as long as seems reasonable - 3 years? 4 years? 6 years? Judge the term by the buyers needs. . . behind my own needs, of course.
Briton, I do not mean to offend, but you ask a LOT of “what would you guys do” questions, and it seems like you are asking, “What should I do - does this sound ok to you?” Dude, we cannot run your business for you - not for free, anyway
Take a risk - Columbus did. You will learn from good moves, and bonehead moves, but it will be your doing. Although there are those on this board who seem to know exactly what they’re doing, they got there by jumping in. You have to make these decisions yourself.
Lonnie recommends starting at double your investment - try that. Season to taste.

Why would you post a price? For example let?s say someone comes to you and has 5000.00 cash. Why sell the home outright for the 5k? Why not take the 5K as a downski and finance another 1k or 1.5k on a note for like 12 months or something?
As I understand it from your previous posts you own the park, right, so your covering yourself, because then you are in a repo position (if there are problems) as opposed to a eviction position.
Also just a quick note, how can anyone here give you an accurate MH comp without knowing your park, market or economic situation of your market, let alone the condition of the home?
Age really has little meaning in regards to Lonnie deals, in comparison to those variables mentioned above.

I ask questions because i am interested, not cause i dont already know what i am goin to do. I just like to interact with people in my free time. Please dont respond to my post unless like to interact, and have a general conversation. This board is more of a hobby then a learning place to me sometimes. I can watch TV when i am not busy or try to make some conversation. I choose to talk on many message boards. I do not even watch much TV these days.
