I am married. I am a student. Wife has full time job. We own an owner occupied 4plex, and a SFH rental. What forms do we need to do our taxes? Thanks, Jay(OR)

You may need a Schedule A (itemized deductions for your 1/4 personal residence part of the fourplex). You will need a Schedule E (rental property). You’ll also need a Form 4562 for depreciation.

If you haven’t done this before, strongly consider having your taxes prepared this year. (You can deduct the tax prep fee on your Schedule E.) You can see how they set it up the depreciation schedule, and then do the same for next year.
