A recent inspector from section 8 recently visited and cited several painting needs. Any area that needed painting the written report that they send out to owners described the paint as being “lead-based” even though new drywall and paint purchased a year ago was used during the rehab. I am concerned due to the language used with no testing done by the inspector to say one way or another can cause legal problems. That is just how they write their reports here in Chicago. The language and rampant itch to sue, sue, concerns me.

I have legal liability insurance coverage for $300K on the house. There is a child in the home who is five years old.

What should I do at this point other than trying to place the property in a land trust?

The tenants have been unbeliveable dirty and destructive. In order to keep section 8 rent payments, the entire interior will be repainted etc.in addition I have to pay over $500 for a lead specialist to come out, check and say that the house is okay. I am thinking about telling them to go, deal with the painting problem and try and sell using a PacTrust. Any suggestions?
