The mortgage company will be on the Deed of Trust filed at the courthouse - this is public record. Many counties have these records on-line, and you can search for the info by the name of the owner.

Hello,
I am new at this and need advice on who to talk to about a property. The renters moved out and said it was being foreclosed on but they are unable to get ahold of the owner. I located the owners address and phone number but have had no luck. Is there away to find out what mortgage company owns this property?

Don’t necessarily take the renter’s word on whether or not it was foreclosed. To non-investors, ‘foreclosed’ means that foreclosure proceedings have started. When in reality it’s not foreclosed until after the sheriff sale. Until then you’ll have to deal with the owner if you want the property. You might want to go down to the court house and check the deed. Also check the lis pendens to get the mortgage company’s lawyer’s contact info. Call them up and check the status of the foreclosure. You’re going to need the Docket # from the lis pendens.
Now that you know the address and phone number, why not walk up to the front door of the owner and try to strike a deal. Uusally a 99% response rate with this marketing tool.
