The “best course” on rehabs probably doesn’t exist. If it does, I haven’t heard of it. My husband is a class A rehabber, who works with other investors when we are not rehabbing our own properties. You really need to know how to spot potential problems. You can really get in over your head if you don’t understand what could be involved in a rehab. It is easy to lose money, when contractor costs, and unexpected repairs start to add up. Then, as someone mentioned on an earlier post, it can take months longer than expected to sell the property. Unfortunately, the realities of what can happen aren’t discussed too much in seminars. (and I have been to a few of them) If you don’t know how to do all the work yourself, make sure you know how you are going to get it done reliably and on budget.
