There are several different kinds of deeds that tranfer (convey) title from a property owner to a new property owner. The general is the “highest” most inclusive type of deed because the owner that signs the deed, deeding the property to you is “warranting” the rights that go with the deed back in perpetuity and states that all are covenyed to you. The “lowest” is the quit claim deed, that just stats IF I have any interest in said property I convey it to you. Either way it’s best to have the title company involved and do the research to make ensure the chain of title and to you regardless of what deed you use. A grantor on a warranty deed still co8uld be forging the document or committing some kind of fraud and the title company insures you against that. (Not the most technical explanation, but you get the gist of it I think!)
