My letter to evictions is rather simple.
It just says that I noticed there home while looking thru some public records at the county, and was wondering if the landlord would be interested in having a good tenant, who pays on time EVERY month, handles all the maintenance, and will stay in the home for an extended time?
If they are, please call me, and I can discuss with them what I have in mind.
Frankly, when I’ve done this, I usually send out about 15-20 letters, get 5-6 responses, and buy maybe one home.
I also target my letters to the right landlords.
Do not send them to corporate owners, homes managed by a company or some other business.
I send mine to strictly people, small time landlords.
I also try to send mine to evictions that are filed “pro se’”, meaning the landlord is doing the eviction themselves.
Sometimes lanlords do this to save money, or because they do not have any to pay an attny.
Get a copy of Kaisers L/O course, and it will have ALL that you need to get this done.
The cost is small, and one deal will pay for it ten times over.
