Because the only reason that they are not willing to deal with an agent is that they want to save the commission. Sellers who “save the commission” often end up giving it to the buyer (that is you the principal). Insist on a 6% price reduction and you will often get at least 3% off. They are saving the commission (for you).

Hi –

I’ve been doing some homework and have been reading the Business Real Estate section in the WSJ. I’ve noticed that a lot of ads say “Principals Only.” What does this mean?

I’m sure I’ll feel stupid when I find out, but as always I appreciate the help.

It means people who are acting as principals only … so this would be buyers and NOT people who represent buyers (i.e. agents, brokers, etc).
