I talked to a guy that used this Michael guy as a mentor and was able to get a deal. However, from what I heard, Michael is extremely paranoid. Once the deal is completed, he would email/call this friend of mine incessantly asking for the money. Michael basically provided some contracts and a little bit of guidance. You would have to do all the ads and marketing. I think you’ll be better off getting a local mentor.

Hello Anon,

I saw your post and wanted to reply personally.

I’ve had the good fortune of being self employed as a creative real estate investor for the past eleven years or so. I’ve been even more fortunate to have had the good sense to learn about and put to good use the advantages of LEASE PURCHASING. I’m a big believer in working smarter, not harder.

Lease purchasing, done correctly, enables people like us to CONTROL real estate. And I mean nice homes in good areas, without all the usual obstacles that conventional methods of buying real estate normally have associated with it. This means no tenants and toilets, no rehabs and handyman junkers, no mortage headaches and hassles. Believe me, I?d rather control a property than own it. You?ll understand why I say this after you complete your first lease purchase deal.

I’m able to consistently do three to four deals a month, working part time out of my home, using some specialized know how. There’s no reason you can’t do the same, or better. It?s a matter of effort and know how. If you can supply the former I am offering you the latter.

I recognized that I needed a thorough foundation in lease purchasing to take my business to a new level. So, I did like you seem to be doing now. I purchased a few books and did some reading. While I believe most every thing I’ve studied has at least some value, I’ve also come to realize that there is no education like experience. That meant getting out and doing deals. That’s exactly what I did. I put aside all my fears and apprehensions, overcame my paralysis of analysis, and started acting. To be sure, it wasn’t easy and I made my share of mistakes. But, learning from those mistakes and experiences was the best education I ever received. I’ve never looked back.

I’d be willing to work with you, IF YOU’RE SERIOUS, assisting you put together your first few lease purchase deals in your locale. I’ve worked with others before.
