I Googled for almost an hour before asking… so dont think i didnt try!lol

im thinking if i rehab a kitchen do i have to buy a new fridge? or if i put in a wine chiller in the dining room does it add to the value …etc etc

i think i remember someone telling be if it has a plug them its chattel if it is wired then its permanant nonmoveable fixture…

Things that are attached to the house are non-chattel. Water Heater, Furnace, Central AC, Garbage Disposer, Dishwasher, Pool Pump and Filter, Trash Compactor (built in), In-Wall AC.

Freestanding items are chattel. Refrigerator, Free Standing Stove, Clothes Washer and Dryer, Window AC.

Your statement about the plugs was pretty on-the-mark.

If an item is attached to a floor, wall or ceiling then it is a fixture and stays with the property. If you have heirloom lights then the buyer has to be nmade aware of this and that you are replacing them with standard lights. Frig’s, stoves and any other portable appliances are a negotiable item.
