I think it’s Jim Piper (for one) that uses an inspection contingency for a short window of time. Try something like this or the old partner approval clause.

Hi everyone!!! I hope you all enjoyed memorials day. Question: What are some weasel clauses in the event I need to back out of land-contract deal. I want to make offer contingent on finding tenant or either assigning deal to another investor. What’s a good rule of thumb to use here??

QUESTION #2: Whats the diffrence between a Land-contract and Lease option?? When doing this type of deal espicially on a realtor listing what sort of things do I need to be carefull of??

Don’t waste your ink. Do you really think the sellers attorney is not going to recongnize the weasel clause for exactly what it is? First, yes they are going to have an attorney, if they don’t they are idiots. Secondly, the second the attorney sees it, forget it you just hit deal killer time. But that’s just my opinion.
