I am looking at a mobile home community that has 52 spaces with room to add 10 more. The water is city water. I am doing my DD now and the current owner told me he replaced half the water lines in the park. He told me he used 1/2 inch black plastic pipe rated to 100 lbs. pressure per square inch for the main. (1) Is this size water line sufficient for this community? It seems a little small to me. (2) Generaly speaking are the laterals the same size as the main in a MHP? (3) As far as the water lines are concerned, what else should I be taking note of?
If I were you I would check this out, I am not a plumber but I cant imagine 42 homes being serviced by a 1/2 inch main. I think that would be impossible, but again I am no expert. I think we have all been in a house one time or another where you get scalded when someone flushes the toilet. Can you imagine 12 homes showering and 5 flusing the toilet at one time? And that is not even counting who is doing the dishes and who is watering the lawn. Do a little more DD on this one, I think you will uncover something different then what the owner is saying.
Now having 1/2 inches servicing that many homes seems impossible to me. I would bet that he has larger main lines and then they T off into the half inch and then go into the homes. If he is absolutely adiment about there being a half inch main, look at it yourself, go lift the main water meter cover and take a look. (assuming it has one)

It seems small to me too. Ask the tenants about water pressure at peak times, if you can. A peak time would be 6:30-8:30 AM weekdays. Pressure will be reduced during peak times if the line is too small.
My park is about the same size as the one you describe. I have three lateral 2" pvc lines reduced to 3/4" at each site. Never had a problem with that but I don’t know how much smaller would be sufficient.
