Generally, in CA, you wouldn’t be using a warranty deed.
A grant deed conveys title.
A quitclaim deed conveys whatever interest a person may have in the property.
My advice would be to learn more before jumping in.

In CA for doin sub2, what do I need to have the seller sign the warrenty deed over to me?

where to get the warrenty deed form
Need witness signnature
must have notary public
go to county to record
any other advise.
