There are a lot of crappy properties around here and there are a lot of slides in the area. Prices are adjusting but for $299k you can get a 900 sq ft townhouse. In Colorado Springs (where we’re planning on moving) I can spend the same amount for a 2400 sq ft house in an upscale neighborhood (like the nicer parts of Walnut Creek) and a nationally ranked (2nd) school district. Guess “values” are relative.

Anyway, some start is better than none or, worse, the yellow pages.

The Republic of California is a very big place. If your in the Oakland area Miller and Starr is a key player in the state. At the least they might have a suggestion for you for your area.

Plus you didn’t say why you wanted one and what your willing to pay, that enters into whether you will be accepted as a client by anyone we recommend.

Don’t know if he takes on clients, but Bob Bruss, who writes a syndicated RE newsletter, is an attorney in San Mateo. You can Google his name and get the contact info from his website.

I don’t think so. Bob’s been pretty ill recently, anyway.

Missed dinner with Bob and John Schaub Saturday before last in S. San Francisco at the Miller conference and John said Bob was not feeling well at all.

Most probate and real estate legal matters are best handled by a local attorney familiar with local rules of court, judges’ idiosyncratic biases, etc. Better to get a referral based on more knowledge of matter at hand, geographics, etc. then wildly guessing. Trust me on this.

P.S. I’ve been on the Bob Bruss Legal Advisory Panel for maybe 8-10 years but never met anyone who has been his client…but most everyone thinks very highly of him

Perhaps Bob’s office can start making referrals. Unless the person looking is in another part of the state. I’m in El Sobrante, so it would be a local enough start. But no idea where the original poster is located. You’re right about needing to know the local rules, especially since they vary so much.

El Sobrante? I had a little probate house there a few years ago, off Hilltop. Backyard backed up to a cemetary. Had views of GG and Bay bridges. What a mess. Someone bought from me before I had a chance to ever go inside. That was fortunate because I didn’t want to see the mess (or smell it).

I don’t know if Bob will make attorney referrals but it’s worth a try.
