Have a tenant right now moving out with short notice in the middle of winter in KS. I have the utmost respect for the military but it is frustrating having legitimate short term exits. However, they were good tenants for the 3 months.

Just a quick idea to all of you landlords out there.
The closest thing you will ever find to the perfect person to reside in your property would be a member of the U.S. Military.
Do a little research and you will find out how to get your rent by “alotment”. This is an automatic payment that gets dropped to you on the first of the month. Other electronic payments arn’t a for sure deal, because there has to be funds in the account being pulled from.
Military alotment is different. The money gets wired at the first of the month DIRECTLY out of their pay check from Kansas City Dispursing to you BEFORE it hits their checking account.
I know this works because I am currently an active duty Marine, just getting into REI. This is the way I currently pay my rent.

You make a great point. Our military (and law enforcement) tenants have been wonderful. We don’t use the automatic pay method at the moment, but we have had great luck with military tenants. The fact that they may be moved quickly isn’t a problem for us.
