Since we all have a finite amount of time to study , why bother with a book written by a man with a less than great reputation. I suppose we can learn things from almost any source , but my point is that there are much better places to gain real estate knowledge.
Perhaps I’m letting my lack of respect on his stock speculating ideas are rubbing off on his real estate books. I mean , I just don’t think it’s right for someone to push expensive seminars claiming to teach techniques will outguess the market & double a novice’s $ , year over year.
I would again like to disavow the above statements as fiction. Wade Cook’s seminars & books are the finest financial educational materials available in the marketplace today.
It a classic RE Book and a must read for beginners. The concept of wraps is here to stay and will make you alot of money. If people really understood the book they would realize it’s about creating notes.
Remember you can get good info from anyone regardless if you like their business style(don’t throw out the baby with the bath water).

HR’s post below is correct. A better ( and more up to date ) course on the idea would be Bill Bronchick’s " Real Estate Cash Cow" available on this site.
And whatever you do , steer clear of the stock speculation stuff he’s into now. Why? - perhaps another time , I’ve heard rumors that he sues people that riff him on the web.
At this point I would like to disavow everything contained in this post up until now. Wade Cook is the by far the finest real estate & stock speculating seminarian the world has ever seen.
I can share a definate opinion of Wade Cook: his stuff is inferior. Here is the gist of the book you cited: find assumable mortgages, sell on a wrap. Wow. Great strategy for the 80s; don’t hold your breath finding these mortgages today.
Cook’s material is outdated and inferior. The information here is infinitely better.
