Hey everyone,

I have found a vacant lot at one of the parks that hold a number of potential
deals, but I have a problem. The lot is only 30’x40’, and can only accomodate
a home 18’x37’. I would like to find a cheap or free home to put on the lot
and sell. I was just wondering if any of you know if something like that even
exists? I was thinking of just pulling a 5th Wheel or some kind of travel trailer
in there, but would prefer putting an actual MH on the lot, as I imagine it
would fetch a better price…and would disappear less readily if you know what
I mean.

Any input is much appreciated!

Try to find a repo park model. Look at what is at your local RV dealers.

and see what I can find. I just found out that the manager wants a
1998 or newer model, so the deal may not fly afterall…but I’ll see what
I can find. I’m sure there’s something around that will make the
numbers work.

And Sterling, I am now sold on this deal, being as how that’s one of my
favorite numbers…besides 13 and some other number I can’t
remember right now! ;^)

Liam, seriously, look in a different place… There are seasonal Campgrounds that are essentially like MH Park, only they are weekend places for the summer. My mother has such a place in Indiana and the same buy and sell principles apply. The thing is the homes are smaller. In the size you are thinking but bigger than a 5th wheel.

perhaps you can put in some storage units, and lease the spot. Good luck finding a home that small and that new.

and a park model? well, what’s the electrical service on the pole? Park model RVs are wired to 50 or 60 amp, not 100 or 200 like MHs.

Steve, are you serious about putting in storage units? I think it’s a great
idea, does anyone have any experience in this? I suppose there are all
sorts of issues with security, liability, etc, but it might work out OK.
Any thoughts are appreciated.

Thanks for the tips on the electrical service too…I’m not sure I would
have thought of that.

Storage is one of the profit boosters for a MH park, like a laundry, arcade, cell phone tower, etc. But as a second party? Good luck with that.

My comment was more to muse about how tough it may be to get a newer, small unit to put in there. There may be some, but you’d have to check around. Ask new home dealers, or movers if they’ve seen or heard of such a thing. Also, if you want to go with a park model, ask the park if they would change the elec service (their expense) - may be a tough sell unless you have a really good relationship with the park, AND you have adequately expressed to them the unrealistic expectation of a 1998 37 footer.
