They (Vanderbilt) were asking 16000 on a 1996 Oakwood 2/2 14x66. I bid 3500 and bought it for 4000. It was in EXCELLENT condition or I wouldn’t have paid so much. They will consider age of the home, condition, and how long they have owned it to determine how much they will take. For example, if they just got a home back and it is trashed beyond recognition, they probably won’t take a low bid because they are still dreaming. A year later they will have lost all hope. Just bid what you have to and let them sort it out.

Anyone else have any dealings with the repo agencies.? I’m getting ready to head out to a repo lot now to look things over.I think the guy has about fifty units on his lot and basically just submits whatever bid you tell him to and then adds three hundred to the bid for his commission.

I have not dealt with a repo lot. I would guess that buying off a lot involves a middle-man which means less opportunity for you to profit. Try to find some that are still in parks that you can buy directly from Vanderbilt.

Well I talked to the repo dude today and seems as though the ones on his lot sell somewhat higher than they do if they are out in the feild. Reason being is the lending institutions that own these have already paid to have them moved plus back taxes and lot rent and now they are in a secure lot with survelence cameras and twenty four hour residents right on the lot.Therefore they will arent concerned with vandelizum. He said he turns over his inventory of sixty homes about every two months. Most of the early nineties are bringing around eight to ten with the later models bringing in the teens… Not many bargains there unless you can catch one thats on the so called “Hot” list and they want to move real bad… After countless miles and several tanks of gas I’ve found oodles of homes for sale. Just havent found any motivated sellers yet…

I purchased a repo about three years ago from an oakwood lot, vanderbilt now holds the note as they sold it to vanderbilt. It was a 97, and I got a steal from what I been told. I assumed the note from where the people left off. It was a voluntary repo as they filed bankruptcy and it was their “lake” house, used only briefly and it was brand new. I wasnt happy when my note was sold to vanderbilt as I had bad dealings with them on a past home and eventually told them to come get it, as they did not live up to the contract, and they new I didnt have the money for a lawyer. Trust me, I’m looking to get a refinance with someone else currently!!!
