I have yet to find out if it needs to be moved. I’m still trying to locate the park owner. I should be able to get in touch with them today and submit an offer. If it has to be moved I might pass or flip it. And I am starting to agree with the higher sales price of $19k.

Hey all,

Can someone give me a general value, on the SELL side, for a 95 Oakwood, 14x80, 3/2, located in GA? I will be owner financing Lonnie Style.

The reason I’m asking is, is that the home does NOT have the stove, fridge, dishwasher, water heater, front/rear steps, carpet, skirting. Even every last friggin’ light bulb is missing! Wondering if buying (used, for the most part) and installing these items would be worth it.

Overall condition is a 8 out of 10, located in a park. Needs general one day cleaning, some sheet rock repair, paint ceiling and walls. My costs have come to $2500+/- for repair/replacement. Trying to determine maximum acquisition cost of the home itself based on what I can sell it for. My thoughts are I can sell for $10k-$12k. Am I in line?

There is a used appliance store on Cobb Pkwy just north of Exit 267 off of I75, another one on Lawrenceville Hwy (not sure of location, but I’ve seen billboards) and a Sears scratch and dent store in Tucker on Mountain Industrial Pkwy. If none of these are close, there’s probably something similar nearby.

I’ve gone as high as 19k-21k on models going back to 1995, but I’ve done new carpet and tile so they look real nice. Remember that the 25k that you see on a lot is for new, but it still has to be moved, setup, skirted etc… and many people won’t qualify for new financing, but they will qualify for yours with enough downpayment.

Tom, Iv sold this type home any where from $19000 to $23000 , I always repair home as you decribed.
I usually have only $5000 to $8000 in these homes.
some i have sold twice.

Depends on your market I guess, but your house sounds like a winner if it doesn’t need to be moved. I’d maybe pay up to $4500 in its present condition.

What are you doing that you spend $5k-$8k? I may need to relook at my figures since I’m thinking around $2500. I pulled prices off the internet for used appliances. But my offer will be based on new prices from Lowes/Home Depot.
