You can look at comparable sales (which is something an RE agent can do, and something an appraiser would do). Look only at sales and pending (prices that have proof someone will pay them) and look at more recent entries only.

How do you know the value of a property without an appraisal, i’m new to this.
Also, how can one calculate the ARV,before you even make repairs. Any answer

I have an appraiser that I call and he will work from city records and get me a very closer estimate with comps in the area. It costs me a lunch about once a month.
Most appraisers will do this free if they feel they can get business from you.
