I would check with your state office of banks and real estate then. Cause even posting like that to attempt a commission is a heavy fine here in IL.

It seems with some legwork, tenants could be found for many vacant commercial properties. Please comment if you have done this. How do I insure getting paid? What is the typical commission? What are some good resources?
Much of what is in Tom Lucier’s new book on Options investing seems applicable.

What you’re talking about is what Dolf de Roos talks about doing in New Zealand or Australia. If you’re familiar with his books/courses, think of his finding a vacant mortuary and finding a tenant, then buying the property.
Seems like a good niche as long as the property is not too specialized (though a mortuary is pretty specialized) or you can find a tenant.
DDR found the mortuary, did NOT lock up property, but offered it to mortuary operators around his country and ended up buying it for specific tenant who did not want to be a property owner on a long term lease. Took lease to bank in order to get financing (I think close to 100%) by doing so.
I’m sure that can be done on different properties here too, though depending on the property, you might want to tie up the property first.
I’m trying the same thing on a vacant office building, though don’t know if it will work (yet).
