I hired a realitor to sell my
home. It has been listed for three weeks and only one
person has looked at it. Here is my queston. What the
heck is a realitor supposed to do to get a property sold
besides listing it in the MLS? I am not getting any
great ideas from this guy on what to do and I need to
get this property sold. Other than getting a listing
in the MLS, what good is a realtor? What do they do to
get a property sold? It seems like he should be doing
something but I don’t know what.

Home sales typically slow in late summer through the first week or two of the new school year.

And, it’s compounded by the presidential election- which usually causes home sales to slow.

Are other homes selling in your area?

IME, here’s the real deal:

If competing homes are selling, and yours isn’t being shown, then your home is overpriced by about 10%.

If you’re getting showing activity, but no offers and other homes are selling, then you’re about 5% too high.

If NOTHING is selling, then you need to reduce every week until your activity picks up.

If you’re truly motivated and you resist lowering the price, you will find, in the end, that clinging to YOUR price will cost you much more in the end… you will net much less due to carrying costs and “staleness”… older listings get lower offers.

95% of the marketing is done when you price the home. Obviously, they did not have the guts to tell you the truth on price. There job is to price it right so it will sell. I sold 574 homes in my first 4 years as a Realtor. All that advertizing does’nt work if it’s priced to high.

A good realtor might:

make suggestions on how to improve the marketability of your house;
put up signs directing traffic to your house;
hold an open house or two;
include your house (with others) in their advertising.

In addition, a good realtor might help you with contracts, or advise you on the merits/drawbacks of offers that come in, or serve as a middleman between you and the buyer (or their agent).

How is the market in your area. Are houses selling like hotcakes? Or are they on the market for years?

Does your house show like a dream, that everyone that walks in the door wants to live there? Or does it show like a fixer upper project? Is it priced in line with other properties?

Sometimes, if the market is average or slow, it just takes a little time, and the best strategy is to wait. If the market is good, then work more on the marketing (advertising) and that the price is correct.

First off, I think people should post and actually try to help someone with their request on this website. This is not grammer school or spelling bee.com, people will get their stuff straight sooner or later. Too many times I have seen people just posting corrections to a spelling error and not provide any solution what so ever.

Now Malcolm - most realtors just get a listing agreement from their clients, go back to the office and put your home on the MLS, besides the sign in your front yard along with a info-tube, ads in the local real estate magazine I am not really sure the agent may want too-or can afford to come out of pocket with additional money for marketing.

So basically if your home is not selling or don’t have many viewings it could be that it is over priced for the condition that it is in or for the area.

Is your realtor doing open houses on the weekends for you? Remember if your home is not marketed properly how will buyers know it is even there for sale.

Every home has a buyer it is just a matter of putting that home in front of that buyer at the right time.

I’ve always doubted that the realtor[tm] actually finds the buyer. The MLS system finds the buyer. Who is your ideal buyer? Put up 3 x 5 cards in the laundromats, grocery stores and employee bulletin boards they frequent. Every time you walk past a bulletin board ask “Would my buyer see this?”. If you put up the first advertisement, the next 20 are easy.

Thanks for the feedback. I’m lowering the price.
I think the problem is I don’t have much confidence
in the realtor. As for spelling. Never was very good
at it.
