I OWN PROPERTY FREE & CLEAR, and I need a re-finance, or Home equity or Improvement loan (whichever you wish to call it).
the Home value is $54,000. There is No current mortgage.
[I have an appraisal]

I need only a 60% LTV (est. $32,000.) Loan.

For a temp. period for about 6 to 12 months, until I can re-finance, and/or a balloon due then?

I have low credit scores and cannot go to traditional lenders. But my debt/income ratio is good, my LTV is low, and I have over 25-years in my occupation. And I can present good credit letters (from companies who did not report to the credit bureaus).
