In landlording, there’s a concept called “warranty of habitability”, which basically means that when a property is being offered for rent, the landlord gives his/her implied assurance that the unit is indeed habitable and therefore is free of health and safety hazards.

I’ve never heard the term “unwarranted room”, but this might be what the advertisers are trying to convey. In their market (San Francisco) this may be a common term that’s familiar to prospective buyers and tenants.

Here’s a novel idea. Why not pick up the phone and call Christopher Stafford at 415.447.6250 or Terry Wright at 415.447.6281 and ask them what the term means. Or you could send them an e-mail to the addresses provided in the advertisement.

A quick question:

What is UNWARRANTED ROOM?
For example,
http://www.re-advisor.com/listings/690ulloa.htm
has “unwarranted room and bath down.”

It seems most of unwarranted room I can find through an internet search engine are in basement. Is it a finished basement room without a door? or what?

My wife, a realtor didn’t know the meaning of the word, either.

Just curious.

I’ve heard the term used to describe a technically illegal “in-law” appartment. Maybe it is a rented room that doesn’t conform to local regs.
