We are close to closing on a nice piece of mountain property. The seller has let relatives put structures on his property in addition to the main house. At issue is a MH owned by a nephew. The contract gives the nephew 30 days to get this trailer off. However, this is a very old trailer and is not titled or listed with the county - it is just there. My sense is that if the guy does not get his trailer off it becomes ours after 30 days and that we would not have to go through eviction proceedings ect to remove it.
We don’t really want the trailer, but would be willing to offer a small amount to get the guy to go away peacefully. What I really want to know is what my leverage is - i.e. he either takes a small offer from me or risks losing the whole thing after 30 days (its so old that it is not eligible to move to most properties in the county.)
Thoughts anyone?
