The man who has the gold makes the rules. If you do not like the rules find someone else with the gold.

You do not specify what kind of repairs are being required. There are times when cosmetic repairs are necessary to make the property marketable in case of default.

In converting a land contract to an actual mortgage is it legal for the lender to demand cosmetic (non-structural or non-hazardous) repairs be completed by the buyer prior to closing?

I am a PA landlord (not an attorney). The mortgage company has a right to ask anything it wants, and in a like manner, you have a right to find another mortgage company (there are hundreds of them). bob
