OK, this is real nice. Ive spent about 1,500 or so on the surveys, appraisals, title search, etc. on a property already and now i call the bank to see where we stand and they sya after all this, they just now realized they are not licensed in KY. said they mailed a letter a month ago, which i never received (of course). my normal brokers wont go under 50K and the purchase price here is 38,500 with an appraisal at 60K. everythgin is done except the financing and closing.

somebody point me towards an under 50K lender please?

You’ll have to go to a local portfolio lender, preferably a small local bank.
