You need to hire a real estate attorney who can help you resolve this. I think you mentioned that the first buyers wanted money to walk away from the deal. If your agent really screwed this up, your real estate attorney should help you go after the agent to pay your damages.

Here’s what I would do (I’m not an attorney). If I were 110% sure that my agent screwed this up, I would call the broker and let them know that unless they resolve it, at no cost to you, you will be hiring counsel.

Hello List,
I posted a message 5 days ago about problems we are facing due to our agent’s sloppiness. We ended up with two signed offers. Now we are sued by first buyer; she put also lien on our house. The second buyer does not want to cancel the offer either. They both want the house and will not back out. Our agent made huge mistake and we are paying BIG timeâ?¦…financially and emotionally. We are totally lost. Can we cancel both contracts and take the house off the market? Is this even possible? Thank you in advance.

Natalie’s given you some very good advice.

If you agreed in writing to sell and now you want out, for whatever reason, you’re in a very precarious position and will probably get sued by the jilted buyer…and you likely then would have to sell as agreed plus paying your lawyer, his lawyer, all court costs and damages.

So get to your lawyer NOW.
