After the foreclosure auction most home owners don’t go to the trouble of cleaning out their houses, the clean up is always full of surprises.
- porno (usually in the attic)
- real estate agent for-sale signs
- hats (I get a kick out of wearing them)
- unpaid bills (years and years, well orgainized)
- women’s clothes (curiously only found in properties owned by single men who recently divorced)
- letters and cards from other investors
- the old TV set (usually a 400 lb console that the deadbeat thought would be worth something someday)
- the cat that won’t leave (must not have been on the foreclosure mailing list)
- family photos (I can’t explain it, I just get a thrill from these)
- books on how to buy real estate at a discount

car tires,
cars without tires,
things with critical parts missing,
kids toys,
animal??? urine and feces,
recyling collection,
an odor that makes you wonder how anybody ever lived here.

Swingsets or play structures (don’t ask me why, but its almost a guarantee in nearly every foreclosure we get… and half the time its missing most of the swings so its little more than a rusting A frame.)
Fishing Boat (still have to go through the legal paperwork to get this so I can use it)

My favorite is the exercise equipment. I have a treadmill, stair climber and lots of weights. All of them from foreclosures and vacated houses. These folks can’t afford to pay for their homes, but they have to keep fit. Most of the equipment was never used at all.
I think the saddest would have to be a little puppy. Luckily I arrived before he starved to death. He had been chewing the trim off of the front door trying to get out. He has a nice home now.

1990 Chrylser NewYorker with only 50K miles on it! Fully loaded. (Made a great Fathers Day gift for my husbands dad.)

Plus, if the house is left with ALOT of stuff, we have a big yard sale and make alittle extra money!
On the downside…
- last will and testatment from the dying owner.
- animals left behind (we’ve found good homes for them)
- food left in the refrigerator, that’s been unplugged for weeks!
- Maggots inside the windows and door jams(UGH!)
- a 250 pound LIVE pot belly pig IN THE HOUSE!
and the most saddening one…finding Sympathy cards and letters to the owner that passed away 6 months earlier from cancer, leaving behind 4 young children, and the owner was a single mom in her 30’s. Children went to live with Grandma in a 2 bedroom apartment.

- a box of ashes (cremation remains)
- used hypodermic needles
- condoms (new and used!)
- human fecal matter
- footprints in the snow from last night’s squatter
- a starving nasty screaming cat
- bullets
- matches and charred wood (a last ditch attempt to burn the house down?)
- water running which has been running for days
- a reverse skylight (a view of the basement from the third floor!)
- a gaping hole where the second story bay window used to be.

I thought it was obligatory in any foreclosure to leave old food in the cupboards, the 800 pound (not to mention pet stained) couch in the front room, and the last five year’s financials in random boxes, or just piles thrown around the house. No?
Ohh, you were just talking about the things you ENJOY finding. Here’s my short list, continuing on yours:
13: Phone number list in the kitchen (Important numbers like: Probation, the local watering hole, Yellow Cab, Attorneys, son?s probation, step son?s probation, etc.)
12: Pictures of Dad in the orange jump suit behind the glass
11: Bowling Trophies.
The first two explain some things, but I don’t understand the bowling trophies. Quite a few foreclosurees seem to get them. Advertise ?Stop Foreclosure? at the lanes maybe? Hmm?
I bought my personal residence out of foreclosure, and got a bowling trophy that we now take to the alley every time we bowl. However, it’s for second place. If you think knocking down ten pins is hard, try aiming for just five in the last frame.

My first foreclosure deal I found a dog and two cats locked in a closet. Probably there 4-5 days. My attorney;s wife happened to do pro bono work for the SPCA in our state. Needless to say she practically buried these people. The ended up being sued for $30,000…
Just icing on the cake…

I think the key with the exercise equipment is that people think just owning it will make them fit. The idea that you actually have to USE it doesn’t seem to occur to them. My fitness club has a 2 drawer file cabinet full of peoples “fit plans” that haven’t been used in ages. I wonder if those people are still paying the $40/mo fee?

My neighbors complain that the person who lived in my house last (the one who got foreclosed on) never mowed the grass. I have no less than a half dozen gas cans in the garage. Hmmm…
