Paul,
My advice is to go down to your local town/city clerk’s office and hang around. Strike up a conversation with any of the title searchers there. When you find one that seems to be helpful, tell them your desire to learn the search process. Offer to buy them lunch if they’ll take you through the details of one of the searches that they’re doing that day.
Most of the searchers do work for particular title companies or attorneys, but are usually willing to cultivate a potential new client. It’s good to know the process, but your time is better spent finding deals. Once you’ve got one signed up, have the searcher do a basic search (owner plus any mortgages and liens) for your negotiated rate ($25-75).
Good luck.
