I have loan approval for a refi on one of my rentals and suddenly title company says $50000 loan showing. We refi’d a few years ago and paid it off. The bank is out of business. I don’t have documents to show it was paid off. What can I do? (I know, keep better records)

When you got the refi, was there an escrow and title insurance? There almost always is. The company that did the title insurance should be able to help you. Call them up and demand they fix it. They should have recorded a full reconveyance that removed their lien.
Worst case, you have to fix it yourself by…
Find proof that you paid it off. Contact your bank to get copies of canceled checks etc. Contact an attorney and have him file a quiet title action to clear the title.
If you have to do it yourself, it will take a while and cost $$$. So try to get the escrow company that handled it to fix it.

The lender you re-fi’d with a few years ago has your loan package somewhere… including the payoff letter and hud closing statment depicting the same payoff amount sent to the bank. That should satisfy the title company.
Are you the same Michelle who had the “fire-eater” friend a few years ago?
