First, it is not possible to give you a personal prescription, not knowing what background, skills, knowledge, and personality you have. Understand that real estate investing is not a “get rich quick” operation.

First, I’d suggest that you read my post for beginning investors by putting “beginners success” into the search function at the top of the main board of this CREONLINE.COM website. Please choose the most recent version, from September, 2002, I believe. Then read other people’s advice on the topic. JohnBoy has his advice enshrined in one of the forums here on CREONLINE.COM, the money-making ideas section, I believe. Other people have posted their advice over the months and years.

Then read the posts on that site, including going back into the past with the search function to find posts on some topics of interest to you.

Then you will be studying materials that can answer your first question. Understand that it may not be easy to buy properties for below-market prices, depending upon where you are are located–which you did not mention–and the status of the real estate market in that location. In some areas it is easier to do, but probably not easy.

How do you go about finding the properties that are below market? I bought a home below market from a broker a few years ago that he fixed up and sold to me below market. I dont know how he went about finding it but I do know that that deal was worth about $40,000 to him. I am in serious thought about entering the real estate market but two layoffs in a year caused me to file bankruptcy and now with that I know the credit issues will be a roadblock. Whats my best course of action?
