I’ve read through the achieves and am a little confused on the IRS risks, which I don’t want. Also, I’ve found and emailed a group of varios NNN and TIC companies online for more info.
Specifically, I own a couple duplexes and I’m tired of all the darn repairs, etc etc. I’d like to sell them this year and will have approx 75K to roll into another property. Since $75K isn’t much I thought the TIC NNN property opportunity sounded great.
Is there a particual attoreny/CPA that could be referred to me to help in this decision. Any other adive or personal experience in these would be great also.

TIC’s are a work in progress. There have been a couple of PLRs from the IRS that have clarified many points, but few promoters have it all covered. Make sure you do your due diligence not only on the property but also on the promoter. If it comes unwound you need to know that the promoter has the wherewithal to perform.
A common stumbling block is how the debt is structured. Remember that in a 1031 you have to trade equal or up in debt and equity. Check with the TIC promoter about how the debt piece of the interest is handled.
Be aware that the costs and fees involved in setting the TIC structure up demands that the interests be sold at retail or above. Like frozen food, you pay a premium for convenience.
Also, the potential market for resale of a TIC interest may be limited to either the original principal(s) or the other investors. No secondary market has emerged to fill the gap, and even if a buyer is found it may be hard to recoup the investment due to the premium paid at acquisition.
Above all, my advice would be to not buy in without legal counsel.
