Absolutely! I just discovered another illegal tenant today & served
papers. Additional liability for someone not paying rent, yet using
my utilities & wearing out my property keeps me motivated to
monitor populations. Fortunately, the other tenants are all to
willing to tattle, & even if they don’t this is such a small county
that I hear it on the grapevine anyway.
I keep my paperwork tight so that it is very clear who is legally
residing. I even have a clause that after a certain age non-student
off-spring are not allowed to stay. I protect myself + the tenant
parents from boomerang kids!

I remember that post. I feared the worst for you! I’m glad it worked out. By the way, my policy is that all adults must qualify (good credit) AND be on the lease.
I took a risk, because normally in this situation I would not even flinch with calling my landlord tenant attorney (they are on speed dial).
Instead of paying the attorney, this time I paid some guys with a moving truck who politely moved them and some of their stuff out. They then turned the moving guys into taxi cab service by asking to make multiple drops… Unbelieveable!
Anyway, as I always say, THEY ARE GONE. I have to get much stricter with enforcing the number of people that are allowed in the home in my lease.
