On Tuesday, I paid a newspaper boy 25 bucks to passout 300 flyers.

Ad reads, “Your Home Sold In 30 Days Or I’ll Make Your Payments For You.”

It’s got a handsome picture of me in black and white and my number.

Yesterday, I receive one call. nice nice guy says he wants as much as possible for his home. I asked him, how much does he want. He says 90K-105K.

He owes 62K, no other leins.

I hopped on OCTitle and find that the comps are going for 103-149. So I got excited, and did a 30 day option. It’s now up for sale in the local paper for $143K, no banks needed.

Who knows what will happen, but I will post the details when it takes place and complete.

Are you representing the seller for the first 30 days or is he in controll?

Do you have a real estate license?

30 days is very short this time of year.

OK, its the 25th day and Joe Smith has previewed the house and is interested and comes back 10 days later with a PA in hand, now what?

That deal is good in theory, seems like a lot of loose ends that could cause you some grief.

That would be a great deal for a Realtor, you could secure the listing and if not sold within 30 -60- or 90 days, you have control and actually could pre sign a lease option or PA at the time of listing.

Great marketing idea!

will you buy it yourself? Did you give yourself that option? If so, at what price and under what terms?

I don’t know what area you are in, but around here this is the slowest time of the year for home sales, and it appears that you are asking near the top of the range for area comps.

I have an exclusive option to buy within 30 days.

If it does not sell within 30 days, I have been given the right to list through an agent.

I have an agent that helps me on these types of deals.
He will list for me.

Seller needs 82K. I will sell for as much as possible.
I have placed an ad in the paper for more buyers. I currently have a list of 35 potential buyers. Most likely I will do an owner financed, flip, and discount the note at about 1%.

I RARELY EVER DO AN OPTION UNLESS I CAN LIST ALSO.
