You signed a contract. Call your landlord and offer him some money for is time and trouble. Maybe he will let you get out of it.

I have a tenant on a one year lease who wants to break it after six months. I told them they need to find me another tenant and ensure that I don’t miss one day of rent and then I will let them out of their lease.

Hi everyone,

Hoping someone can help me as time is of the essence. My wife and I recently put a contract out for our first house and it was accepted. It is a charming rancher that is in immaculate condition. We were planning on adding a deck and fence to it which is gonna cost us alot out of our pockets. Upon thinking of this fact further, we are having second thoughts about the house and started looking around again and saw houses out there for the same price that have a deck and fence on it already. It is being inspected as we speak and upon last communication with my wife, the inspector is finding nothing wrong with the house. I myself have no qualms or problems with living there but my wife is scared out of her mind about getting this house. Is there anything we can do to legally get out of this contract without losing our deposit? Just curious! Thanks for your input!

sounds like your wife is having Buyers Remorse, happens to a lot of folk the first time around. don’t let fear come between you and home ownership.

What does your contract say? If it was written with an inspection contingency, you should be able to get out even if the inspector doesn’t find anything.

My husband and I have rented a house and now I am afraid that we may have gotten in over our heads. We have paid the deposit in full but our lease agreement doesn’t begin until Feb 15th for which we have also written a ck. to prorate the rent. I am wondering if there is any way at this point that we can change our minds and legally not get “screwed”. I would hate to loose upfront close to $1,400.00 before we have even moved in. HELP!

Is it in a PUD (planned unit development or Home Owners Association?) in our state you have 3 days to review those documents and accept or reject for any reason. I love it when they give them to me at closing and I’ve needed a reason out…:)…Is it older than 1978? Did they provide a Lead Based Paint Disclosure? Is it contingent on a mortgage, etc. If there are contingencies, then time is of the essence, if not, design your dream deck, build it and enjoy.
