Not meant to be mean, but you didn’t bring up anything about "not providing a safe and proper enviroment, repairs that are not being maintained etc… " You are correct if this is true.
And if so, did anyone notify the landlord in writing or the authorities notified. Sorry if constructive only means “YES, here’s 10 MADE UP reasons you can use”
Otherwise, the landlord can always say “all these problems came up after she lost here job”.
Now my mother in law rented a place to a young lady who moved her boyfriend in. She then moved out leaving the no good unemployed boyfreind behind. Because he was NOT on the lease, she started eviction with him being a squatter.
Even if the landlord is cooperative with your friend, looks like she’s was allowed to live there, which means an eviction proceeding is called for.

I have been searching through the nevada law on how to terminate a lease prior to the lease expiration-
a friend and his wife have seperated she stayed at the rental property and he rented another place to live- she QUIT her job so now he has to pay rent on both places plus extra expenses- it is his name on the lease and does not want his credit anymore in trouble than she has already caused- what are his legal rights?? can he evict her if she is only listed as an occupiant?? PLEASE HELP !!!

he could try to buy out his lease for less than owed,
If he is in service and gets transfered or deployed the lease is history #1 will be the fairest to all parties concerned
Depending on terms of lease it may allow him to sublease the remaining time of lease
All leases are different so options are different on each one, Read the lease

Have to agree with what the others said.
I watch court show like “People’s Court” etc. etc, and its full of cases where someone has a wife, girlfreind etc, lived togehter, wife or girlfriend then left, and his or her name was:
-on the lease like your freind
-on the car loan
-on the credit card
-on the cell phone bill
-on and on
In each case, the person on the lease, bill etc was found responsible.
IF YOU FIND A STATE WHERE IT IS LEGAL to get out of any of this, under the circumstances you indicated, let me know, and I’ll arrange to buy a car, get a credit card, and cell phone with a friend, then turn around and tell everyone “OOPS, my girl friend quit her job”.

I agree with River City (I usually do). Your “friend” is waking up to the adult world. In the adult world your signature has magic in it. It COMMITS you to do what you CONTRACTED to do.
Your “friend” and his wife contracted to pay an amount for an apartment. The fact that your friend decided he didn’t want to live there any more is no one’s fault but his own. The fact that she quit her job is on her, what is she 15! Prbably the responsibiltiy is “joint and several” a term that it’s good to know the meaning of before you start having temper tantrums.
He’s on the hook for her lease, evicting her doesn’t change that, even if he could. He’d just be paying on an empty apartment.
Somehow when this is over everyone will be b**ching about “bloodsucking attorneys”, when the fault lies with these two morons.

Thank you for the general advice, however there are some instances that you can break a lease- Ex: not providing a safe and proper enviroment, repairs that are not being maintained etc… and I have personally have not been held responsible for the remainder of a lease that I have broke due to the complex re-renting the unit prior to the end of my lease - by his breaking the lease will force her to move into a place that SHE will be able to afford (or at least reasonable) and allow him to stop footing a 1800.00 monthly bill on top of his own expenses- unless next time you can truely offer some advice please dont answer- but thanj you anyway !

Well thank you rivercity but I AM NOT IN THE MIDDLE - To be frank I am a freind and thats what friends do- they help out whenever possible- yes he will need a divorce lawyer at some point but he can do somethings prior to that - I believe it’s called “puttiing your ducks in a row” !! covering your back so to speak- I asked for some general direction on " what legal reasons someone could break a lease early ?" and I am still waiting - yes she acts like she is fifteen - It makes me sick to think she is raising children however that is not the point nor the question at hand- I personally have broken a lease or to and was NOT held responsible for the money due on the remainder of the lease- there are LEGAL reasons in which u CAN terminate a lease early- I suggest that unless u have that or any other legimate answer to those who are inquring help please don’t offer your smug and/or ignorant answers - they are’nt and don’t help, so I would suggest that u keep your ansewrs to u r self ! !!! but thank you for the information that I already know and have !!!
